Chief Operating Officer of a proposed unlisted retail property fund, developed through a partnership with Mandlonke Property Group.
Six proposed acquisitions · Fund initiative discontinuedI was appointed COO of the proposed unlisted property fund formed through Mandlonke’s partnership with Spire Capital Partners in 2023–2024.
The strategy targeted dominant shopping centres in strong urban locations, with established catchment areas and national retailers occupying at least 75% of gross lettable area. Offers were submitted on six centres with a combined value of R2.5 billion, and negotiations reached an advanced stage.
The board discontinued the initiative because high borrowing costs, anticipated institutional decision delays around the elections and weak consumer spending undermined the investment outlook. These were proposed acquisitions, not a completed portfolio.
From industrial brokerage to investment and portfolio transactions, progressing to shareholding in the Cape Town business.

Selected career experience. Values describe the relevant projects or portfolio at the time of involvement.
My career brings together the discipline of property transactions, the complexity of major developments and the perspective of investment and business leadership.
Founded the business in 2014 to develop retail, residential and industrial property, building on established professional relationships and a growing client base.
Through Mandlonke, I have combined development and property services with market research, leasing, construction delivery and strategic advisory assignments.
Mandlonke Property Group partnered with Spire Capital Partners to establish an unlisted property fund, with me appointed Chief Operating Officer. The focus was on dominant retail centres in strong urban locations across South Africa.
The proposed fund targeted shopping centres with established catchment areas and a strong national tenant base. The acquisition criteria required national retailers to occupy at least 75% of gross lettable area.
Offers were submitted on six shopping centres with a combined value of R2.5 billion. Negotiations had progressed to an advanced stage. This was a proposed acquisition pipeline, rather than a completed portfolio.
The board subsequently discontinued the fund initiative. High borrowing costs put expected investor returns under pressure; election-related uncertainty was expected to delay institutional investment decisions; and reduced consumer spending weakened the retail outlook.
The decision was taken on the basis that proceeding under those conditions would not be financially responsible.
Progressed to responsibility for the full development of Forest Hill Mall, alongside acquisitions and leasing assignments. Served on both MANCO and EXCO.
My work brought together tenant leasing, finance structuring support, professional appointments, municipal approvals, contractor coordination and construction contract negotiations.
A formative chapter in my career. I joined as an industrial broker and progressed into investment property transactions and entire portfolio disposals, ultimately becoming a shareholder in the business.
I began by leasing and disposing of industrial properties across greater Cape Town. This established the transaction-focused foundation of my career in property.
My responsibilities grew to include the disposal of investment properties to property funds and private purchasers, as well as transactions involving entire property portfolios.
My performance and contribution to the team led to me becoming a shareholder. Baker Street Properties played a major part in my professional development, preceding my move into large-scale development and acquisitions at Billion Group.
Continuing development: PGDip in Management Practice, UCT Graduate School of Business (expected completion end 2026), alongside studies and short courses in property, financial modelling and investment management.
My vision for RoomsEkasi is to make township property markets more accessible and better supported — connecting property owners and residents with listings, professional services and opportunities for local enterprise.
It reflects a wider commitment to affordable housing, skills development and inclusive economic growth.
